FAQ

• Consignment  in case of individual (Thai)

1. Transaction fee (Equivalent to sale/transfer) 2% of the appraised value or the selling price, whichever is higher
2. Personal income tax withholding (calculated from the appraised value as a progressive rate)
3. Specific business tax ( Waived in case of holding property for more than 5 years or having a name in the house registration for more than 1 year)
4. Stamp duty according to the amount of the Consignment loan. If the amount is lower than the appraised value, it will be calculated from the appraised value equivalent to 200 baht per 1 stamp duty, a fraction of 200 is equivalent to 1 stamp duty (If business tax is required to pay (item 3) , no stamp duty is required )

• Consignment  in case of Juristic person (Thai)

1. Transaction Fee (Equivalent to sale/transfer) 2% of the appraised value or the selling price, whichever is higher
2. Corporate income tax withholding (calculated from 1% of the appraised value or selling price, whichever is higher)
3. Specific business tax (Waived in case of holding property for more than 5 years )
4. Stamp duty according to the amount of the Consignment loan. If the amount is lower than the appraised value, it will be calculated from the appraised value equivalent to 200 baht per 1 stamp duty, a fraction of 200 is equivalent to 1 stamp duty (If business tax is required to pay (item 3) , no stamp duty is required )

• Mortgage in case of individual (Thai) and juristic person (Thai)

1. Mortgage application fee 5 baht per plot
2. Mortgage fee 1% of the mortgage amount, but not more than 200,000 baht (if the mortgage amount exceeds 20 million baht pay a fee of 200,000 baht)
3. Stamp duty according to the mortgage limit of 2,000 baht per 1 stamp duty, a fraction of 2,000baht equivalent to 1 stamp duty, but not more than 10,000 baht (if the credit limit exceeds 20 million baht pay a fee of 10,000 baht)

• Consignment

1. Fee for consignment redemption of 50 baht per plot
2. Income tax withholding

2.1 In the case of Thai individual person ,Calculated from the appraised value currently used on the redemption date.

2.2 In the case of Thai juristic persons, calculated from 1% of the loan including interest or the appraised value used on redemption date, Whichever is more.

3. Stamp duty 0.50% of the loan including interest or or the appraised value used on redemption date, Whichever is more.

• mortgage
  

1. Fee for mortgage redemption request 5 baht per plot
2. Registration fee for non-capital type is 50 baht per plot.

*In the case of authorization, the power of attorney fee is 20 baht per person.Consignment

The front fee or processing fee is the fee for the loan which will be paid only once and there are no other additional fees throughout the contract period. Property for Cash, we charge a rate of 5% of the Consignment Value, which must not be less than the minimum rate of 32,000 baht.

It is legal because property for cash will only make mortgage and consignment contracts at the land office by the officer of the Land Office
We don’t do other separate contracts. The legal interest rate is no more than 15% per annum, and all proceedings are in accordance with the law in all respects.

Mortgage does not require renewal. Because according to the law, the mortgage contract does not specify the term of the contract. If the borrower pays monthly interest as stipulated in the contract The contract will continue indefinitely and redeemable at any time . For redemption , We will register redemption of property at The Land Department with a fee of 75 baht per contract.

Consignment is usually set for a period of 1 year minimum.Before the expiration of the contract. The borrower should schedule a redemption or renew the contract with the lender ( Should have time for 7-14 days before the expiration of the contract.) .
For redemption at the land office, A fee of approximately 75 baht will be charged together with redemption fee approximately 0.9% of the appraised value
